Our founder owns and operates self-storage facilities and mobile home and RV parks, and has spent years interviewing investors, operators and lenders. That experience is useful here. It is also a specialty, not a limit: most businesses we work with are not in real estate.

What the founder actually runs.

Gabe Petersen founded Kaizen Properties, a commercial real-estate investment company whose publicly listed holdings include self-storage facilities and mobile home and RV parks in Washington, Texas and Indiana, and hosts The Real Estate Investing Club, an interview podcast with active investors, operators and lenders, on the air since 2020.

That means first-hand familiarity with the administrative side of these businesses: the questions staff answer every day, the paperwork that repeats, and the moments where a decision must not be automated.

06Hard limits

What we will not automate.

  • Tenant or applicant screening, scoring or eligibility decisions
  • Credit, funding or loan decisions
  • Eviction decisions or notices
  • Financial, legal or tax advice
  • Consequential notices sent without a person approving them

We will not market or build “AI that replaces your property manager.” The aim is less administrative drag for the people making those decisions. Examples we discuss use redacted or sample information — never real tenant, borrower, financial or identification data — and the first assessment should not include any.

Not in real estate? The same engagements serve professional-services firms, trades and field-service companies, agencies and other small and mid-sized businesses across the country. Real estate is where our founder’s operating experience runs deepest — not the only place we work.
